Quiet hours are from 10:00 PM to 7:00 AM.
Please respect neighbors by keeping noise to a minimum during these hours.

Parties and Events
Parties, events, or large gatherings are not permitted without prior approval.
Violation of this rule may result in immediate eviction without refund and additional fees for damages or cleaning.

Care for the Property
Treat the home with care and respect:
Do not rearrange furniture.
Report any damages or maintenance issues immediately.
Use provided coasters for drinks to protect surfaces.
Do not use towels or linens for cleaning spills or removing makeup.

Kitchen Use
Feel free to use the kitchen but please clean up after yourself:
Wash dishes after use or load them into the dishwasher and start the cycle.
Dispose of food waste properly to avoid attracting pests.

Trash Disposal
Dispose of all trash in the designated bins located under the carport.

Stream and Backyard Use
Enjoy the beautiful backyard responsibly:
Do not leave trash or personal items outside.
Be cautious near the stream as rocks may be slippery.
Supervise children at all times when outdoors.

Always lock doors and windows when leaving the property.
Turn off lights, ceiling fans, and appliances (except the refrigerator) when not in use.
Do not tamper with smoke detectors or other safety equipment.

Prohibited Activities

Firearms or weapons are prohibited unless legally permitted and disclosed to the host in advance.

The House Rules

Booking your stay with us is simple and hassle-free! To secure your reservation, a 50% deposit of the total amount is required at the time of booking. The remaining balance is due 7 days before your arrival. We accept a variety of payment methods, including major credit cards and online payment platforms, ensuring a smooth and secure transaction process. All applicable taxes and fees, such as cleaning fees and local occupancy taxes, will be clearly itemized at checkout so there are no surprises. Once your payment is received, you’ll receive a confirmation email with all the details of your stay. Reservations & Payments

We understand that plans can change, so we’ve designed a cancellation policy to provide flexibility while protecting our ability to prepare for your stay. If you cancel more than 7 days before your check-in date, you’ll receive a full refund of your initial 50% deposit. Cancellations made within 7 days of arrival are non-refundable, as we may not be able to rebook the property on short notice. In the event of a no-show, the full amount of the reservation will be charged. We encourage all guests to consider travel insurance to cover unforeseen circumstances. If you need to make changes to your reservation, please contact us as soon as possible, and we’ll do our best to accommodate your needs.

Cancellation Policy

We believe in transparency, so all fees will be clearly itemized during the booking process. In addition to the nightly rate, guests can expect a cleaning fee of $300, which ensures the home is spotless and ready for your arrival. Applicable taxes include Tennessee State Sales Tax (7%), Local Sales Tax (2.5%), and the Hotel/Motel Occupancy Tax (7%), as required by law. . For any damages or violations of house rules, a refundable security deposit of $200 may also be required. Rest assured, there are no hidden fees—everything will be clearly outlined before you confirm your reservation. If you have any questions about fees, feel free to reach out!
